GENERAL RULES FOR THE CHERRY HILLS COMPLEX

1.    Every owner must pay the agreed amount for Annual Property Maintenance fees before or on the specified due date.

2.    Every owner must maintain his/her property to an acceptable standard and degree of commonality.

3.    No stock piling of rubbish outside of any property, always place in the bins provided outside the complex gates.

4.    No littering allowed to communal areas - please put all waste in the bins provided or take away for disposal later.

5.    It is not permitted to play, sing, use music systems, loud-speaker and entertainment systems, or carry out repair works which could disturb the rest of the inhabitants between the hours of 24:00 p.m. to 08:00 a.m.   Exceptions can only be granted with the express permission of the Property Manager.

6.    Do not use the communal water supply for personal activities (including irrigation of private gardens). Always use your own separately metered water supply.

7.    Do not operate the irrigation system.  The gardener or security guard will operate the system as necessary.

8.    Do not use the well water without the express permission of the Committee or the Complex Manager.

9.    Do not enter the swimming pool from the grassed area - please use the decking platform at all times (always ensure your feet are as clean as possible – as this will help avoid problems with the pools filtration system).

10.   No drinking glasses, bottles, ceramic crockery or other breakable materials near the pool (poolside refreshments must always be in unbreakable containers).

11.   No running allowed poolside.

12.   Do not enter the pump room or interfere with any equipment without the express permission of the Property Manager.

13.   Do not allow pets to roam freely or to foul the complex grounds (any mess should be removed immediately, bagged and placed in the communal bins outside the complex gates).

14.   Owner’s guests are welcome at all times, however, please restrict numbers as deemed appropriate at peak times, as other property owners will have priority both in the pool and poolside.  It is the owner’s responsibility to ensure that guests abide by the rules of the complex.

15.   Every owner is jointly and equally responsible for necessary repairs to any part of the communal grounds including the pools.

16.   All new owners must set up their own personal water and electricity accounts within 30 days of purchasing their property.  They should also register with the local municipal offices in Nessabar regarding their relevant annual taxes.                                                

17. Air rife shooting - this activity is strictly restricted to the back corner of the boundary fence (by the rear access gates) and shooting done in a direction away from the complex at all times.

18. Do not in any way obstruct or have anything overhanging the communal pathways or communal areas

19. All owners should participate in Owner’s Meetings if requested, whenever possible.
